Is it time to replace your roof?
A new roof is a big decision, and it shouldn't be made on a sales pitch. These are the signs that usually point to replacement:
- Leaks keep coming back, in different places, even after repairs.
- Damage is spread across the roof: shingles cracking, curling or missing all over, or a flat-roof coating failing everywhere.
- Water has soaked in. On flat roofs, wet insulation over large areas usually has to come out.
- Soft or sagging spots that suggest the deck underneath is damaged.
- The roof is simply old and has reached the end of its service life.
Not every old roof needs replacing. If the problems are limited, a repair may be all you need, and on many flat roofs a coating or a new layer of spray foam can add years without a tear-off. We'll tell you which one fits.

Home roof replacement
Most Bakersfield homes have asphalt shingle or tile roofs, and we replace both. For shingle roofs, products we install include GAF, Owens Corning and Malarkey shingles, in a range of styles and colors. For tile homes, we can replace the whole roof or do a tile lift-and-relay, where we lift the existing tiles, replace the worn underlayment and relay the tiles. A typical home re-roof takes about three days. See residential roofing for more on materials.

Commercial roof replacement
For flat and low-slope commercial roofs, replacement usually means one of these systems:
- TPO: a white single-ply membrane with heat-welded seams, used on warehouses, retail buildings and offices.
- Spray foam: a seamless, insulating layer that can often go over the existing roof, including old metal roofs, finished with a protective coating.
- Full tear-off: when the old roof is wet or failing, it comes off down to the deck before the new system goes on.
We can work around your business hours and on occupied buildings. See commercial roofing for the full picture.

Tear-off or recover?
A recover (sometimes called an overlay) puts a new roof over the old one. It can save on tear-off and disposal, but it only works when the existing roof is dry and sound, and code limits how many layers a roof can have. A full tear-off costs more up front but lets us see and fix the deck underneath. We'll tell you which makes sense for your roof. For a side-by-side look, read roof replacement vs overlay. What a roof replacement costs in Bakersfield
We don't quote prices without seeing the roof, because the same size roof can be very different jobs. The main things that set the price:
- Size and pitch of the roof.
- The roof system: shingle, tile, TPO or spray foam.
- How many old layers have to come off, if any.
- The condition of the deck and anything that has to be repaired underneath.
- Access and details: rooftop equipment, penetrations and how easy the roof is to reach.
Your free written estimate lists each item and its price, so you can compare options line by line.
Permits and Title 24
We pull the permits for our jobs. California's Title 24 energy code can require a reflective "cool roof" on some re-roofs, especially when a large part of a low-slope commercial roof is replaced or recovered. Whether it applies depends on your building and the scope of work, and it's confirmed during permitting. We follow the cool-roof requirements that apply to your project.

Roof replacement FAQ
How much does a roof replacement cost in Bakersfield?
It depends on the size and pitch of the roof, the system you choose, how many old layers have to come off and the condition of the deck underneath. A shingle home, a tile home and a commercial flat roof are very different jobs. We give you a free, written, itemized estimate so you can compare options line by line. Call (661) 213-2203.
How do I know if I need a new roof or just a repair?
If the problems are limited and the rest of the roof is sound, a repair is often enough. If leaks keep coming back in different spots, damage is spread across the roof, or water has soaked into large areas, replacement usually makes more sense. We'll inspect the roof and explain which option fits and why.
Can a new roof go over my old roof?
Sometimes. On flat and low-slope roofs, spray foam and some recover systems can go over the existing roof. It depends on the roof's condition, how many layers are already there and local code requirements. We'll tell you after we inspect it.
Do I need a permit for a roof replacement?
Usually, yes. Most roof replacements need a building permit. We pull the permits for the job.
How long does a roof replacement take?
A typical home re-roof takes about three days. Larger roofs, tile roofs, commercial buildings and weather can change that, and we'll give you a timeline in your estimate.
Do you help with insurance claims?
Yes. If your roof was damaged by a storm or a leak, we can help you with your insurance claim. We inspect the roof and give you a written, itemized estimate for the work, and your insurance company decides what is covered.
Can you replace the roof while my business stays open?
Yes. We can schedule work around your business hours and work on occupied buildings. We'll plan the job with you ahead of time.
Do you offer a warranty on a new roof?
Warranty length depends on the roof system, typically 20 years. We'll explain the warranty for your roof system in your estimate.
Are you licensed and insured?
